A spec sheet for our CD package.

You will not have to ask what's in the set. Every Daniel Allen Designs custom-home package contains the following, formatted to current Georgia residential code and coordinated across every consultant on the project:

  • Floor plans for every level, with full dimensions, room labels, door/window callouts, and notation tied to schedules. Typical range: 4–8 sheets depending on home size.
  • Exterior elevations — four-sided, with material callouts, grade lines, roof pitches, and height dimensions. Built for both permit submittal and accurate bidding.
  • Building sections and wall sections revealing construction assemblies, ceiling heights, structural relationships, and insulation details. We draw the section through the part of the home that's actually hard to build, not the easy one.
  • Roof plan with slopes, ridge and valley lines, drainage patterns, and pre-resolved mechanical penetrations.
  • Door, window, and finish schedules — coded back to the plans, alphabetized, and vendor-agnostic.
  • Reflected ceiling plans and electrical plans coordinated with HVAC routing.
  • Structural coordination drawings prepared with your engineer of record. We manage the engineering relationships so your office doesn't have to.
  • Specifications at a level your subs can bid against without making assumptions.

Typical sheet count for a 6,000-sf custom home: 28–36 sheets. We deliver full 2D coordination layout sets alongside photorealistic 3D walk-through renderings, keeping your crews aligned. Every set issued is dated, versioned, and accompanied by a one-page revision log.

Workflow

The way we run the design side, end to end.

RFI Response Time

We maintain a 24-business-hour SLA for clarification RFIs and 48 hours for RFIs requiring revised drawings. Every RFI is logged and answered in writing, so the answer follows the drawing directly into the field.

Change-Order Discipline

When a builder-side request triggers a design change, we cost the design time before the change is issued, not after. No surprise invoices. Minor builder-requested details are absorbed inside the original engagement scope.

Bid-Scope Defense

When subcontractors come back claiming they need to charge extra for elements already documented, we will get on the call and walk through the drawing details with you. We stand behind and defend our bid sets.

Site Presence

We are onsite at framing for a one-hour structural walkthrough at no charge on every project we design in Metro Atlanta. Additional site visits are available at a flat day rate to assist your superintendent.

Permit Support

If the local jurisdiction kicks back drawing packages, we handle the resubmittal directly. We track municipal comments and prepare structural/civil adjustments for resubmission within 5 business days.

Substitution Review

Custom building requires product flexibility. Send us a material substitution cut sheet, and we will review and either approve or counter-propose a fit within 24 business hours to keep your schedule moving.

You will coordinate with Daniel directly. No account managers or junior draftsmen placed between you and the answer.

MSA Volume Terms

Builders running 3+ custom projects per year qualify for a Master Services Agreement that locks in priority layout schedules and volume discounts.

Standard Plan Library

For builders running spec programs, we develop a custom house type library—fully drawn, lot-adapted on request.

Field Feedback Loop

After completion, we sit down with your superintendent to review what worked in the field. Your next set will incorporate those exact preferences.
